series I bonds are paying like 6 or 7 percent, gov bond little to no risk, as long as the gov exists it will have value
Not long ago they were paying nearly 10%, but then inflation index went down. However, you have to do your homework as there are some rules involved in investing in the series I US Savings Bonds.
I quite agree. Find good solid stocks that also pay interest and are good value and hold them. The Brokerage companies hate this and advise against it as they make no money off it as most only make money when you buy or sell now unless they are managing it for you. Also remember, long-term gains tax is less after a year. Personally, I dislike Funds for many different reasons but one of the main one is the friggin broker will sell stocks within the funds for whatever reason like to make the fund look good at year's end plus getting them a commission. I suppose this goes back to manage one's own money. The sad is most think they can't do it as well as a Broker. The reality is they cannot only do it but do it better - much better.
Best thing for most people would be just buy gold/silver when it's at a 1 to 2 year low. But you also have to know how to sell it and not get screwed.
I like buying farm land and woods. Land is good because they aren’t making any more of it. If its good farm land and you are in a farming area you can rent the land out to neighboring farmers. I know people who own rental properties but so many of them got burnt during covid with this “rent moratorium” by the gov that told people they didn’t have to pay rent and your couldn’t evict them. They lost everything to “protect the poor”. All it did was make the small real estate owners poor as well. That being said I would not own housing or commercial rental properties at this time.
