    I am in the process of selling out in libtard Washington and moving to Idaho or Montana. I have 4 piece of property and currently have 2 listed and am working on the third to get it on the market.

    As I am doing this the fact that my preps increase the amount of stuff to move by 10 percent or more is becoming very apparent.

    I believe I will be able to move some of the preps by stages and in fact sent some things to my kids storage in Idaho as they had room and it gave me an temp BOL as we transition.

    I cannot buy my new place until some of the Washington stuff sells, land rich cash poor, so that will affect how this goes.

    So thoughts experience on moving locations and might as well go over the what to look for in land as a refresher. My land list is 10 acres minimum 20 plus preferred , surface water, trees, arable, buildable defensible. 3 acres pasture capable.

    Boy-oh-boy! I totally understand your wanted to get out of Washington, but you couldn't have chosen a worse time for land purchase in Idaho. North Idaho property has skyrocketed in the past 2 years as Californian's and Washington's are running away to find refuge here. For example, my 5 acres with a small stick built home as increased almost 3X in that time period! It's totally insane! And, far North in Idaho, next to Canada is the same... Also, materials are through the roof...I'm having a lean-to added to my garage and it's going to cost $4k-$5K more than it should... I'm only doing it because I'm not sure what the dollar will do and/or our future under this incompetent fool in the White House.

    I think I would look at Montana and Western Wyoming but if you decide on North Idaho (can't speak for the South) then you are going to be paying much more than the property is worth. Good hunting!

    How "out of the way" are you looking to go for land purchases?

    I happen to know of a couple parcels that have been on the market for about 15 years. This would be raw land without utilities, and a good local bunch of neighbors.

    With the current economy and the length on the market could provide you with plenty of bargaining room.

    Sell ASAP, then wait till the bubble bursts!
    We got extremely lucky in 2008, was able to sell at the peak of the market, and then hold for about a year before we could afford to buy.
    In this situation, I would get an R.V. ( travel trailer best) and camp until you can find what your after, that was the one mistake we made, though you might be able to hole up someplace with friends or family and save some money!

    To old to move, have mixed feelings about selling and holding for a couple years and then buying cheap. Works fine if normal, BUT what happens if it either totally falls apart or lingers on for years as it did in 1930's. Totally support your desire to move as long as you have a second hole to survive in. Sounds like it would be good to store a lot of "long term" stuff at your kids. If need be build an "insulated garage" at their place with supplemental heat to keep it from freezing while used for storage, and a ability to hunker down in less than the best of conditions if possible. I just happen to have insulated panels that fit the floor and door to my 24 by 30 , double insulated windows, 8 in walls with full insulation and 12 in ceiling joist with full insulation, garage. A pleasure to work in summer and winter, supplemental heat to keep it from freezing and it has a place for a wood stove and it might be possible to put in some non load bearing walls,but it is not meant to be living quarters you know.

    Good luck and we will be praying for you' Bible tells that when it all falls apart, you won't have time to go back for a coat, if you wish to stay alive. Hard to make a decision to just pick up and move though, no matter how bad it gets, still have friends and pleasant memories.

    I like what Duane is saying here. Be real careful on making the assumption that the next market move/correction will be like the last. We did not have inflation in any way approaching what we are experiencing now.

    I have a feeling that inflation will quickly eat whatever profits you make on the old property, so my inclination would be to buy the moment you can. In 2008 we weren't fighting inflation anywhere near this.

    Look to Eastern Idaho, with Idaho Falls or Pocatello as your periodic shopping hub. Land outside those two metro areas is still decent, though mostly unimproved. If you can handle show, then Driggs to Tetonia is great. If you live for hot springs them look to Lava Hot Springs.

    Wyoming has a lot of great areas as well once you are outside the pretend Cowboy areas like Jackson.

    Kentucky has some stupid cheap land and seems a bit like western PNW without big mountains or an ocean, also without droves of fleeing Californians spreading their political disease. Likewise parts of Arkansas are pretty tempting. I have one hella good PNW friend moving to northern Arkansas.

    Get it while the market is still hot. Don't be in too much of a hurry to find a new place as its a sellers market still.

    Like the others said, Sell like its a hot potato to hot to hold onto.
    Buy a used 40ft diesel pusher and go RVing for awhile, A 48 volt golf cart is a must with this rig btw.

    I happen to be lucky my land in Washington went stupid on price along with Idaho. It is in the boonies and 2 out of 3 border forest land. All have creek frontage so Im selling over priced land and buying over priced lands, all things are relative.
